PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION N0. PC-87-43 <br />RESOLUTION APPROVING CASE UP-87-7, KMA MARTIAL ARTS <br />ACADEMY <br />WHEREAS, Kang Yil Park and KMA Martial Arts Academy has applied <br />for a conditional use permit to allow for the operation <br />of a studio for the instruction of martial arts to be <br />located at 3003-B Hopyard Road; and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development) - Central Commercial District; and <br />WHEREAS, the Planning Commission found that the proposed location <br />of the conditional use is in accordance with the <br />objectives of the zoning ordinance and the purposes of <br />the district in which the site is located. <br />The proposed use requires relatively simple physical <br />facilities in which to operate. The shopping center can <br />provide an appropriate environment in which such an <br />instruction-oriented use would be compatible with <br />adjacent retail/office uses and consistent with the <br />objectives of the commercial PUD District in which it is <br />located; and <br />WHEREAS, the Planning Commission found that the proposed location <br />of the conditional use and the conditions under which it <br />would be operated or maintained will not be detrimental <br />to the public health, safety, or welfare, or materially <br />injurious to the properties of improvements in the <br />vicinity. <br />The proposed use should not adversely affect the <br />availability of parking spaces in the shopping complex <br />and provisions for storage of bicycles should reduce <br />potential hazards to vehicular and pedestrian <br />circulation which might otherwise occur. The proposed <br />use is to be operated entirely indoors and activities <br />should not interfere with adjacent uses. Therefore, the <br />proposed use will not be detrimental to the public <br />health, safety, and welfare nor will it pose a threat to <br />surrounding properties or improvements; and <br />WHEREAS, the Planning Commission found that the proposed <br />conditional use will comply with each of the applicable <br />provisions of this chapter. <br />As conditioned, the proposed use will comply with all <br />provisions and requirements of the zoning ordinance; and <br />- 1 - <br />
