PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-87-45 <br />RESOLUTION RECOMMENDING APPROVAL OF PUD-83-10-3M, <br />PUD-83-12-2M, PUD-86-15-1M, BAS HOMES <br />WHEREAS, bas Homes has applied for a major modification to the <br />approved development plans for three low-density <br />residential projects to permit private streets serving <br />the developments to be changed to public streets, to be <br />located on an approximately 35 acre site, located <br />generally in the area bounded by Mohr Avenue, Martin <br />Avenue, and Cameron Avenue; and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development) Low Density Residential; and <br />WHEREAS, at their duly noticed public hearing of April 22, 1987 <br />the Planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br />WHEREAS, the Planning Commission found public streets are <br />appropriate for the area. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES AS FOLLOWS: <br />Section 1. Recommends approval of Case PUD-81-30-10-3M/83-12-2M, <br />and PUD-86-15-1M as herein described subject to the <br />following conditions: <br />1. That the approval be for all streets as shown on <br />Exhibit A, on file with the Planning Department, <br />except as modified herein. <br />2. That the developer shall pay a fee at the time of <br />street dedication to cover the cost of street <br />repair for l0 years for all streets changed to <br />public streets as determined by the City Engineer. <br />3. That the improvement plans for the modified street <br />size be approved by the City Engineer prior to <br />their construction. <br />4. That the owner(s)/developer(s) shall dedicate the <br />the City for street right-of-way purposes the <br />parcels of land proposed to be public streets, to <br />the satisfaction of the City Engineer. <br />5. That street name signs shall be installed per City <br />requirements. <br />- 1 - <br />
