PLANNING COMMISSION CITY OF PLEASANTON ALAMEDA COUNTY, CALIFORNIA RESOLUTION NO. PC-87-45 RESOLUTION RECOMMENDING APPROVAL OF PUD-83-10-3M, PUD-83-12-2M, PUD-86-15-1M, BAS HOMES WHEREAS, bas Homes has applied for a major modification to the approved development plans for three low-density residential projects to permit private streets serving the developments to be changed to public streets, to be located on an approximately 35 acre site, located generally in the area bounded by Mohr Avenue, Martin Avenue, and Cameron Avenue; and WHEREAS, zoning for the property is PUD (Planned Unit Development) Low Density Residential; and WHEREAS, at their duly noticed public hearing of April 22, 1987 the Planning Commission considered all public testimony, relevant exhibits and recommendations of the City staff concerning this application; and WHEREAS, the Planning Commission found public streets are appropriate for the area. NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON RESOLVES AS FOLLOWS: Section 1. Recommends approval of Case PUD-81-30-10-3M/83-12-2M, and PUD-86-15-1M as herein described subject to the following conditions: 1. That the approval be for all streets as shown on Exhibit A, on file with the Planning Department, except as modified herein. 2. That the developer shall pay a fee at the time of street dedication to cover the cost of street repair for l0 years for all streets changed to public streets as determined by the City Engineer. 3. That the improvement plans for the modified street size be approved by the City Engineer prior to their construction. 4. That the owner(s)/developer(s) shall dedicate the the City for street right-of-way purposes the parcels of land proposed to be public streets, to the satisfaction of the City Engineer. 5. That street name signs shall be installed per City requirements. - 1 -
