Future application for service area <br />will require a separate application to the City. <br />That the applicant shall install additional, <br />architecturally compatible, trash enclosures to the <br />rear of each building. The location, design and <br />number of additional trash enclosures shall be <br />submitted for review and approval by the Planning <br />Director prior to the issuance of any building <br />permits for the project. All enclosures shall be <br />installed at the same time that signage <br />modifications are taking place. <br />3. Vehicle parking shall be limited only to <br />designated, authorized parking areas. <br />4. That red curbs and/or "No Parking" signs as <br />required by State law to enable enforcement be <br />installed in various locations throughout the <br />project site as directed by the Fire Marshal prior <br />to issuance of any building permits for the <br />project. The applicant shall contact the Fire <br />Marshal to conduct an on-site inspection in order <br />to identify those areas that shall be maintained as <br />no parking zones at all times. <br />5. That the existing and proposed interior showroom <br />areas shall not be converted to office space. <br />6. That the applicant shall submit a separate <br />application for installation of on-site directional <br />signs for review and approval of the Planning <br />Director prior to issuance of any building permits <br />for the proposed modification. <br />7. That the applicant shall repair and repaint the <br />areas of the previous wall-mounted Subaru signs <br />prior to installation of the new sign. <br />8. That the applicant shall submit a final site plan <br />depicting additional on-site parking spaces that <br />meet the requirements of the Municipal Code. this <br />plan shall be submitted for final review and <br />approval of the Planning Director prior to the <br />issuance of any building permits for the project. <br />Depicted on the plan shall be all necessary open <br />fire lanes as required by the Fire Marshal and <br />Planning Director. <br />Section 2. This resolution shall become effective immediately <br />upon its passage and adoption. <br />- 2 - <br />
