acquire another affordable unit within the city. The price for this unit would be in the <br />$205,000 range and would be a two bedroom, two bath unit. <br />Michael Aminian, Vineyard Gardens LLC, 865 Clara Lane, Pleasanton -provided details <br />of the proposed project and advised that CC&R's would be drafted by their attorney and <br />forwarded to Sacramento. He had concerns about who would be responsible for the <br />association fees for the affordable unit. Mr. Erickson advised that the purchaser of the <br />unit would be subject to the same fees as purchasers of the other units. <br />Commissioner Harris questioned why the project was reduced from fourteen to ten units. <br />Mr. Aminian advised that the proposed plan was more conducive to the site and also tit <br />better with the surrounding neighborhood. <br />Chairperson Stark opened the meeting for public comment at 7:20 p.m. <br />Howard Neely, 448 Amador Court, Pleasanton -advised he had spoken to Planning <br />Department staff regarding this project and the traffic in the area of Vineyard and Vine <br />Streets. He liked the proposed architecture of the project but felt it should include larger <br />patio areas and additional driveway space. <br />Chairperson Stark pointed out that the concerns raised by Mr. Neely did not fall under the <br />jurisdiction of this Commission and their purview dealt only with the affordable housing <br />portion of the project. <br />Commissioner Harris discussed with staff the fact that affordability criteria had been <br />based on the unit being afour-person household. He felt it should have been based on a <br />three-person household because the unit has only two bedrooms. Mr. Erickson indicated <br />that figures had been used based on the expected family size that will live in the unit. <br />Commissioner Hams felt it was important to meet Ordinance requirements when <br />determining the sales price for affordable units. Mr. Erickson concurred and suggested <br />the Commission agree to the concept of the proposed development and allow staffto <br />further refine the affordable unit criteria with the developer. Steven Bocian noted that <br />regardless of household size there are different ways to determine the sales price. <br />A motion was made by Commissioner Harris, seconded by Commissioner Casey to <br />approve the draft Affordable Housing Agreement for the ten-unit townhouse <br />development proposed by Vineyard Gardens LLC at 3835 Vineyard Avenue and <br />recommend its approval by the City Council. The motion was approved unanimously. <br />9. MATTERS INITIATED BY MEMBERS OF THE COMMISSION <br />Commissioner Hodgett questioned whether staff had received many contacts from <br />members of the public or non-profit agencies regarding foreclosure issues.
