the Project site, have mitigated or will mitigate any land use
impacts of the Project to a level of insignificance.
B. Housing And Population. _.
1. ~~.
The Project and subsequent development of the Project
site will provide for the construction of 329 dwelling units,
as indicated at page 21 of the Final EIR. On the 114.2 acres
within Land Unit A, the Project would provide for 206 dwelling
units, for a density of 1.8 dwelling units per acre. On the
21.8 acres within Land Unit B, the Project would provide for
123 dwelling units, for a density of 5.6 units per acre.
The Final EIR indicates at page 21 that the Project as
revised will allow for medium- and low-density residential
development with an average density of less than 2.5 units per
acre. The Final EIR further indicates on page 22 that the
Project as revised would effectively limit housing development
on Land Unit A to custom homes on large lots, while residential
densities on Land Unit H would increase from 2.7 units per acre
to 5.6 units per acre, providing a substantially different type
of neighborhood and housing type compared to the uses proposed
for Land Unit A. The Final EIR also indicates on page 22 that
the higher density homes proposed for Land Unit B would provide
a more affordable alternative for housing and would meet a
different need than the custom homes proposed for the rest of
the Project site.
4
