subject to the review and approval of the Planning Director. <br />27. An electrically driven pump shall be utilized for the water booster pump. The <br />design of the booster pump enclosure shall be subject to Planning Director review <br />and approval prior to installation. The building permit plans shall indicate the <br />noise level of the booster pump with enclosure to the closest property line. The <br />booster pump shall be designed and operated to not exceed the City's Noise <br />Ordinance limits. <br />28. The applicants shall provide the Roberts residence, 1666 Frog Hill Lane, with first <br />priority for use of the shared well for household (non-irrigation) needs until such <br />time as the Roberts connect to City water. The applicants shall defer planting of <br />the vineyards until such time in the future that a proven water source on the Sarich <br />property can be developed or it can be demonstrated that the existing shared well <br />has the capacity to meet both the applicants' irrigation needs and the Roberts' <br />domestic needs. In lieu of planting vineyards, the vineyard area shall be <br />hydroseeded for erosion control purposes. <br />29. Only natural gas burning fireplaces, pellet fueled stoves/heaters, or United States <br />Environmental Protection Agency approved wood-burning fireplaces shall be <br />permitted inside or outside of the homes. <br />30. If grading or tree removal is to occur during the raptor-nesting season (February 1 <br />to August 31), a focused survey for raptor nests shall be conducted by a qualified <br />biologist during the nesting season. The survey shall be conducted no less than <br />14 days and no more than 30 days prior to the beginning of grading or tree <br />removal. If nesting raptors are found during the focused survey, no grading or tree <br />removal shall occur within 500 feet of an active nest until the young have fledged <br />(as determined by a qualified biologist), or until the project applicant receives <br />written authorization from California Department of Fish and Game to proceed. If <br />the removal of nest trees is unavoidable, they shall be removed during the non- <br />breeding season. <br />31. Prior to the demolition of any existing structure located on the subject property, <br />the project developer shall have the structures examined for the presence of bats; if <br />found, the developer shall prepare an appropriate mitigation plan for review and <br />approval by the Planning Director prior to any demolition work. <br />32. Prior to the demolition of any existing structure located on the subject property, <br />the project developer shall have the structures examined for the presence of lead, <br />lead-based paint, and/or asbestos by a qualified environmental professional.
