to the review and approval by the Fire Marshal prior to issuance of a building <br />permit. <br />76. Automatic fire sprinklers shall be required for the new estate home. Automatic <br />fire sprinklers shall be required for the existing home when the addition is applied <br />for if the existing home would be gutted for redesign. <br />77. The applicants shall post address numerals on the building so as to be plainly <br />visible from the adjoining streets during both daylight and night time hours. <br />78. The site shall be kept free of fire hazards from the start of construction to final <br />inspection. <br />79. All public and private driveways designated as fire lanes by the Fire Chief shall <br />be maintained in accordance with Articles 9 and 10 of the Uniform Fire Code, <br />which permits towing vehicles illegally parked on the fire lanes. Fire lane curbs <br />shall be painted red with "No Parking, Fire Lane, Tow Away Zone" or "No <br />Parking, Fire Lane, Tow Away Zone" signs shall be installed as required by the <br />Vehicle Code. <br />80. The vehicular gate shall be equipped with an automatic opening feature remotely <br />operated through the Fire Department's Opticom system. The final design of the <br />gate, access opening, and gate opening system shall be subject to the review <br />and approval by the Planning Director and Fire Marshall prior to issuance of a <br />building permit. <br />Engineering Requirements <br />81. A drainage plan for the development, including but not limited to, the proposed <br />home, proposed two-car garage, existing home, existing barn, vineyards, and <br />project frontage along Old Vineyard Avenue shall be included in the building <br />permit plan check plans. Said plan shall be subject to the review and approval of <br />the City Engineer prior to the issuance of any building permits. <br />82. Unless otherwise approved by the City Engineer, drainage from the new roads, <br />vineyards, existing house and barn, and new garage shall be conveyed through a <br />vegetated bioswale along the Old Vineyard Avenue property frontage. If <br />approved by the City Engineer, portions of the bioswale may be located within <br />the excess City right-of--way along the property frontage. The applicant shall <br />install bioswale plants that are appropriate for the soil and water conditions in the <br />bioswale and that look appropriate in a grassland and/or oak woodland setting. <br />The bioswale and landscape plans shall be included with the subdivision <br />improvement plans and shall be subject to the review and approval of the City <br />Engineer and Planning Directory prior to the issuance of any building permits. <br />
