Landscaping and Tree Preservation 52. A final landscape plan and irrigation plan shall be submitted to and approved by Planning Director as part of the building permit plan set prior to issuance of a building permit. The applicant shall install an automatic irrigation system for all project landscaping. The irrigation design shall utilize low-volume drip, bubbler, or other water conserving irrigation systems to the maximum extent possible. 53. The applicant shall make the following modifications/revisions to the landscape plan: a. The size of coast live oak tree nos. R10 and R11 shall be increased to 60-inch box size and the size of tree nos. R12 - R17 shall be increased to 36-inch box size (three trees) and 48-inch box size (three trees). The two proposed 60-inch box coast live oak trees at the northeast side of the estate home (nos. R6 and R7) may be reduced to 24-inch box size. b. The landscape plan shall specify the size, location, and species of the proposed shrubs. c. The landscape plan shall show the location of the proposed groundcover. d. Trees and shrubs shall be installed adjacent to the sides and rear of the water booster pump enclosure pad. e. The required bioswale shall be shown on the landscape plan. The plants within the bioswale shall be species that are suitable for a bioswale environment (i.e., doesn't "drown" easily when the soil becomes saturated, sends out many fibrous roots to reduce erosion, and does a good job of filtering the water before it reaches the drain inlet). Said modifications shall be shown on the plans submitted for issuance of building permits and shall be subject to review and approval by the Planning Director prior to issuance of building permits. 54. Except as otherwise shown on the approved landscape plan, Exhibit A, or required by the conditions of approval of this case, all trees used in landscaping shall be a minimum of 15 gallons in size and all shrubs shall be a minimum of five gallons. 55. All landscaping and irrigation shown on the approved building permit plans shall be installed by the applicants prior to occupancy of the estate home on the 19- acre lot, except that shrubs and groundcover may be installed within nine months of occupancy. The applicant shall arrange a landscape site inspection with the Planning Department staff upon completion of the landscaping installation.
