permit plan check plans. Said plan shall be subject to the review and approval of <br />the City Engineer prior to the issuance of any building permits. <br />82. Unless otherwise approved by the City Engineer, drainage from the new roads, <br />vineyards, existing house and barn, and new garage shall be conveyed through a <br />vegetated bioswale along the Old Vineyard Avenue property frontage. If <br />approved by the City Engineer, portions of the bioswale may be located within <br />the excess City right-of-way along the property frontage. The applicant shall <br />install bioswale plants that are appropriate for the soil and water conditions in the <br />bioswale and that look appropriate in a grassland and/or oak woodland setting. <br />The bioswale and landscape plans shall be included with the subdivision <br />improvement plans and shall be subject to the review and approval of the City <br />Engineer and Planning Directory prior to the issuance of any building permits. <br />83. The applicants shall follow the recommendations listed in Terrasearch Inc. report <br />entitled "Evaluation of Dry Wells" dated June 22, 2007. The final design and <br />location of the dry wells shall be subject to the final review and approval by the <br />City Engineer prior to installation. <br />84. The utility plan submitted for issuance of building permits shall be modified to <br />show a second fire hydrant near the proposed estate home. The final location of <br />all fire hydrants on the property shall be subject to the review and approval by the <br />Fire Marshal and City Engineer. <br />85. The improvement plans shall accurately show the existing location of Safreno <br />Way across Old Vineyard Avenue. The proposed road connection at Old <br />Vineyard Avenue shall align opposite of Safreno Way, subject to the review and <br />approval of the City Engineer. <br />86. A sanitary sewer lateral connecting abuilding/house having a finished pad grade <br />less than one foot above the nearest up-stream publicly maintained sanitary <br />sewer manhole shall be required to install a backflow device on the <br />building/house lateral in accordance with the requirements of the Uniform <br />Plumbing Code. This device shall be installed by the building/house plumber <br />between the two-way cleanout at the street right-of-way line and the <br />building/house. Any building pad falling within this criteria shall be flagged on the <br />street improvement plans. <br />87. At the time the water and sewer lines are installed on this property, the existing <br />house shall be connected to City water and sewer and any existing septic tank <br />and leach field located on the property shall be abandoned per Alameda County <br />Health Department regulations. <br />88. The existing well on the site may be retained for use for future landscape water, <br />etc. The well system shall be separated from the domestic potable water system <br />with a "back-flow" preventer designed and installed to the satisfaction of the City <br />17 <br />
