Commissioner O'Connor concurred that he preferred detached units, that three-story units are <br />appropriate in order to accommodate parking, preferable two-car garages, and that variation is <br />size with two- and three-bedroom units would be great so the units don't look identical to one <br />another. <br />Chairperson Fox prefers detached as opposed to attached, which would look like one massive <br />building. She added that she would like to see two units to be two stories and two to be three <br />stories, similar to those samples from Pacific Grove, and variety in design so they look unique <br />and appear like they were built by different builders. <br />Ms. Decker inquired how the Commission felt about tandem parking, which has been supported <br />in the Downtown area. She added that while it was not preferred, it has been successful. She <br />noted that staff supported two-car garages but was concerned about adequate turn around to <br />enable cars to move out of the site facing forward rather than backing out onto first street. <br />Mr. Carey stated that he lived on Second Street and that all parking there is tandem. He noted <br />that they would revisit the issue of garages, aone-car garage or carport on the right side of the <br />existing house. He indicated that he was fine with variation, as well as with having parking <br />underneath the units if there is adequate square footage. <br />Commissioner O'Connor stated that he prefers a small paxking space in front with living space at <br />the back versus tandem parking. He added that he would not be opposed to an office on top of <br />the garage but would not like to have another living unit because that would mean another car. <br />He noted that this might be a good transition from one-story to a two-story garage to a <br />three-story unit. <br />Mr. Huff stated that they would try to put in a two-car garage if they can manage it, but this <br />would reduce the amount of green space. He suggested having one-car garage and an uncovered <br />parking in the green space between the houses; above the uncovered space would be trellises to <br />tie the houses. <br />Commissioner O'Connor noted that a variation of two-car garages and one-car garage with <br />lattice work would also be attractive. Mr. Huff stated that they would not have the two-car <br />garages on the same plane but have the other car back. He reiterated that these are preliminary <br />thoughts depending on what space they can manage in a small lot. <br />Commissioner Pearce stated that she does not have a problem with tandem parking. <br />Commissioner Blank stated that his preference is a two-car garage, but if this is not possible, <br />tandem would be acceptable. He asked the applicants to work with staff. <br />Commissioner O'Connor noted that he would not like to see tandem on all of the units so there is <br />variation between the units.
