BACKGROUND <br />After the initial lighting upgrade design was completed in 2003 by Zeiger Engineers, <br />Inc., the project was put on hold pending the availability of additional funding, as the <br />estimated cost for construction of the improvements ($405,683) was almost twice the <br />amount of funds budgeted. Zeiger Engineers, Inc. revised the system design to provide <br />a more cost-effective alternative, and the plans and specifications were modified <br />accordingly. Additional funding for the project was provided in the Fiscal Year <br />2007/2008 Operating Budget/Facilities Renovation Fund, bringing the total project <br />funding available to $425,000. The project was put out to bid, and on September 4, <br />2007, City Council awarded the construction contract for the subject project to Dan <br />Electric in the amount of $249,000, and approved a construction contingency of <br />$49,800. <br />During the project, change orders totaling $43,490.35 were issued for various <br />unforeseen conditions, which required additional work and electrical equipment. <br />Additionally, theatre lighting was relocated, lighting was added, and existing wiring was <br />reworked. <br />Included in the project expenditures (see Attachment 1 for a project funding and <br />expenditure summary) is the purchase of dimmer equipment from Musson Theatrical, <br />which was ordered prior to the project being put out to bid. This was necessary due to <br />the long lead time to obtain this type of specialty equipment, and the short construction <br />window for the project. Notwithstanding this, the project was completed on time and <br />within the approved budget.
