Commissioner Narum stated that she was not in favor of flat pad grading. She inquired whether <br />the dirt from the grading would go. Ms. Decker noted that Mr. Gorney stated that they were <br />looking for a balanced cut-and-fill opportunity so the removal of the fill would be placed <br />elsewhere on the site. <br /> <br />11. Staff requests the Planning Commission provide input that it may have on the preparation <br />of the design guidelines. <br /> <br />Commissioner Narum noted that Mr. Gorney summarized the issues for her and added that she <br />looked to the Oak Grove guidelines as the model for this development, on a smaller lot-by-lot <br />case. She noted that the uniqueness of each lot should fit into the development as a whole. She <br />was comfortable with what she heard and would like to see the further development of the plan. <br /> <br />Commissioner Olson agreed with Commissioner Narum’s comments. <br /> <br />Acting Chairperson Blank agreed with Commissioner Narum’s comments and liked the <br />lot-by-lot approach. <br /> <br />Commissioner Pearce liked the lot-by-lot approach and the colors and design of Dr. Yee’s house <br />blending into its surroundings. She added that she does not like the colors of the Lemoine estates <br />homes but not their colors. <br /> <br />Commissioner Olson liked the lot-by-lot approach and would like to see a level of detail for <br />guidelines similar to that for the Oak Grove development. <br /> <br />Commissioner O’Connor also liked the lot-by-lot approach and agreed with Commissioner <br />Narum’s comments. <br /> <br />12. Should the applicant do something with the road alignment? <br /> <br />Commissioner O’Connor believed that the road alignment should be addressed to mitigate <br />having too many entrances and exits. He would like to see at least two alternatives, eliminating <br />one of the two access points or aligning it with one of the other existing streets. <br /> <br />Commissioner Pearce did not want to touch the sensitive swales and would like to see a <br />comprehensive set of ideas to address the road alignment and adjacent grades. She indicated that <br />there is a need for an alternative entryway. <br /> <br />Acting Chairperson Blank agreed with Commissioner Pearce’s comments and noted that a <br />change in the lot layout may be considered. <br /> <br />Commissioner Olson suggested combining the road with Equus Court or to block Equus Court <br />and have vehicles travel to the other road, thereby eliminating one of the entry points. <br /> <br />PLANNING COMMISSION MINUTES, October 10, 2007 Page 16 of 21 <br /> <br /> <br />
