Lee <br /> Revised February 5, 1987 <br /> Page 5 <br /> <br />APPROACH AND SCOPE OF WORK <br /> <br />The issues discussed above relate to the overall level of <br />market support for..~3oods and services of various kinds; the <br />perceptions, expectations and preferences of Pleasanton <br />consumers with respect to downtown; and the economics of land <br />development in the downtown area. To address these issues, <br /> <br />we will carry out a study with two components. The first <br />will analyze a variety of available secondary demographic, <br />economic and market data to project retail demand and com- <br /> <br />petitive supply of retail space. The second component will <br />analyze the real estate feasibility of private rehabilitation <br />and redevelopment given likely'market rents to identify the <br />kinds of space that are likely to actually be provided by the <br />market, and/or the steps that need to be taken to facilitate <br />the kind of space that is desired to achieve the objectives <br />of the downtown program. <br /> <br />Component I: Projection of Retail Demand Potential <br /> in Cit~; of Pleasanton and Downtown Area <br /> <br />This component of the study will rely primarily on secondary <br />data sources to project the demand for additional retail <br />space in Pleasanton and estimate the share of Pleasanton <br />demand that could be captured downtown. The data generated <br />in this component will be useful in addressing several of the <br />issues mentioned earlier, including the overall magnitude of <br /> <br /> <br />
