harmless from, any and all loss, liability, damage, injury, <br />cost or expense (including reasonable attorneys' fees and ' <br /> <br />costs) in connection with any act or omission of Grantee <br />with respect to the Easement or the Easement Area. Grantee <br />shall promptly pay and discharge all claims for labor <br />performed, supplies furnished and services rendered in <br />connection with the work of constructing, installing, <br /> <br />servicing and maintaining the Water Lines (or any other work <br />undertaken by Grantee on or about the Property, whether or <br />n~t pursuant to the Easement), and Grantee shall keep th~ <br />Property free from all mechanics' and materialmen's liens in <br />connection therewith. <br /> <br /> 8. Condemnation. If the Easement Area, or any <br />portion thereof, is condemned by eminent domain or sold in <br />lieu of condemnation, Grantor shall be entitled to all <br />proceeds from such taking. <br /> <br /> 9. Successors and Assigns. The Easement and all <br />other rights, conditions, covenants and obligations created <br />by this Agreement shall inure to the benefit of, and be <br />binding upon, the parties hereto and their respective trans- <br />ferees, successors and assigns, and all persons claiming <br />under them (including any successor owner(s) of the Property <br />or any part thereof). <br /> <br /> 10. Attorneys' Fees.
