Intent <br />The PUD-A zoning category is intended to correspond generally to the Agricultural District <br />designation of the City of Pleasanton Municipal Code, with some exceptions for unique <br />conditions in the Specific Plan area. The existing A-Agriculture zoning district is oriented to <br />traditional agricultural pursuits (i.e., field crops, livestock and poultry raising, orchards) and <br />includes certain non-agricultural uses that aze incompatible with urban development and aze, <br />therefore, permitted in undeveloped portions of the city. Those conditional non-agricultural <br />uses that are incompatible with urban development are specifically excluded. <br />Issues of concern to current residents include the following: the ability to raise farm animals, <br />the ability to keep existing structures, i.e., barns and sheds, the ability to continue current <br />business operations, the ability to retain "in-law" units, and the retention of the rural <br />appearance along Sycamore Road. The standards within this section aze intended to address <br />these concerns. <br />The development standards below pertain primarily to the following: special exceptions for the <br />PUD-A designation to protect the lifestyle of existing residents, special landscape and setback <br />requirements, fencing and street tree requirements, and special lighting guidelines for <br />nonresidential uses. <br />2. Land Use Conflicts <br />When agricultural uses abut nonagricultural uses, conflicts may arise over common <br />agricultural practices. This plan intends that prior existing ruraVagricultural uses receive <br />protection from the encroachment of urban uses. The following section from the municipal <br />code, Chapter 7, Animals is expressly included: <br />"No use shall be permitted and no process, equipment or materials shall be employed <br />which is found by the City Planning Commission to be objectionable to persons <br />residing or working in the vicinity by reason of odor, fumes, dust smoke, cinders, <br />dirt, refuse, water-carried wastes, noise, vibrations, illumination glare, <br />unsightliness, or traffic, or to involve any hazazd of fire or explosion, provided that <br />permitted agricultural pursuits conducted in accord with good practice and <br />maintenance shall NOT be deemed a nuisance (emphasis added)." <br />The keeping of farm animals is expressly permitted. The number of animals permitted shall <br />correspond with codes and conditions of the County of Alameda (as currently in force in the <br />study azea). <br />27 <br />
