c. The project developer's engineer shall verify the capacity of the existing <br />downstream storm drain system at the tentative subdivision map stage to <br />the satisfaction of the City Engineer. The project developer shall be <br />responsible for installing any upgrades to the down stream drainage system <br />as required by the City Engineer. <br />d. The project developer shall post with the City prior to approval of final <br />subdivision map, an additional performance bond for all subdivision <br />improvements that are not to be accepted by the City of Pleasanton. <br />e. The water and gravity sanitary sewer mains shall be public and maintained <br />by the City. There shall be individual sanitary sewer and water laterals to <br />each dwelling unit. There shall be atwo-way cleanout on the sanitazy sewer <br />lateral located at the back of the PSE. The sanitary sewer system shall be <br />designed to flow by gravity. This detail shall be designed to the satisfaction <br />of the City Engineer and shall be shown on the improvement plans. <br />f. The storm drain system outside the street right-of--way shall be private and <br />maintained by the homeowner's association. <br />g. All subdrains shall have cleanout installed at the beginning of the pipe. The <br />bottom of the pipe shall terminate in a storm drain or other storm drain <br />outfall; subject the approval of the City Engineer. The project developer's <br />engineer shall submit a final subdrains location map to the City Engineer <br />prior to acceptance of the Public Improvements. It shall be the <br />responsibility of the homeowner to relocate the subdrains, if during the <br />excavation of a pool or other subsurface structure the subdrains aze <br />encountered. All owners within the subdivision shall receive notice of the <br />presents of these subdrains. The City Attorney shall approve said notice. <br />h. The developer shall give notice to any prospective owners of the <br />maintenance of the concrete V-ditch storm drain system. The City Attorney <br />shall approve the exact language of the notice. <br />i. All agency environmental permits shall be obtained prior to the Final <br />Subdivision Map or the issuance of a grading permit as required by the City <br />Engineer. <br />j. The storm drainage from each lot shall be directed to the street or an <br />approved storm drain system in accordance with Sections 1806.55 and <br />3315.4 of the 1997 Uniform Building Code unless otherwise approved by <br />the Building Official and City Engineer. <br />7 <br />
