EXHIBIT B <br />CONDITIONS OF APPROVAL <br />PUD-99-14, Kazuo and Takiko Hatsushi <br />2756, 2770, and 2798 Vineyard Avenue <br />June 20, 2006 <br />Project Specific Conditions: <br />1. The subdivision, public improvements, and public landscaping covered by this <br />approval shall be constructed/installed substantially as shown on the development <br />plans, Exhibit A, dated "Received May 6, 2005" on file with the Planning <br />Department, except as modified by the following conditions. Minor changes to <br />the plans may be allowed subject to the approval of the Planning Director if found <br />to be in substantial conformance to the approved exhibits. <br />2. All relevant conditions and requirements of the Vineyard Avenue Corridor <br />Specific Plan and the adopted mitigation measures of the Final Environmental <br />Impact Report shall be applicable to this PUD Development Plan. <br />3. Lots 1 through 13 and Parcel "A" of this PUD Development Plan shall be subject <br />to the following uses and site development standards: <br />a. Permitted Uses: The following uses shall be permitted on all lots covered <br />by this PUD approval: <br />• Single-family detached housing; <br />• Second units in conformance with Chapter 18.106, Second Units, of the <br />Pleasanton Municipal Code; <br />• Household pets; <br />• Accessory structures and uses including but not limited to a private <br />garage, living area without a kitchen, enclosed storage, and recreation <br />room; <br />• Small family day care home, as defined by State law. <br />• The following farm animals may be kept on the open space portion of <br />Parcel "A" as a permitted use: 50 small fowl (chickens, ducks, guinea <br />fowl) or rabbits per acre; one head of cattle, horse, or donkey per 1.S- <br />acres; one sheep or goat per 0.75-acres; or, any other potential farm <br />animal(s) subject to type and quantity approved by the Planning <br />Commission. <br />
