7. That the applicant be responsible for paying its pro rata <br />share of in-place improvements including any reimbursements <br />and/or benefit districts that affect the project. <br />8. That no regrading of lots 17, 18, 19, 30, 40 and 41 be <br />permitted after the completion of the single family dwelling. <br />9. That the project CC&R's include requirements that the land <br />owners of lots 17-19, 1, 35, 36, 42 and 41 shall be <br />responsible for maintaining the on-site slope banks in a <br />clean and weed-free manner at all times. <br />10. That the applicant shall complete necessary hydroseedinq of <br />all cut/fill banks upon completion of rough grading. <br />11. That the houses to be constructed on Lote 18, 19, 30, 40 and <br />4 be limited to a single story in height. Zn addition, lots <br />18 and 19 shall maintain a minimum 20' rear yard setback for <br />any above ground structures. <br />12. That the applicant work with staff to revise the pad <br />elevations for lots 1, 35, 36 41 and 42 be lowered in order <br />to eliminate the need for a double fence configuration. <br />These final pad revisions shall be submitted in conjunction <br />with the tentative map. <br />13. That lots 29 and 30 shall utilize a common driveway access. <br />14. That a final house siting plan and building elevations be <br />submitted for review in conjunction with the tentative map. <br />The house siting plan shall be designed to adhere to the site <br />development standards of the R-1-6500 zoning district. All <br />rear yards shall have a minimum flat rear yard 20' in depth. <br />Installation of retaining walla and minor modifications of <br />the grading plan may be necessary in order to achieve this <br />rear yard area. <br />15. That Montevino Drive shall be completed and open for, at a <br />minimum, construction access prior to the start of any house <br />foundations. This portion of Montevino Drive shall also be <br />made available for use by construction worker and <br />construction delivery vehijles going to the adjacent Amador <br />Valley Savings and Loan pro ect. <br />16. That the applicant complete the necessary lot line <br />adjustment, deeding land to the adjacent Hatsushi property <br />prior to recordation of the final map. <br />17. That this development shall be subject to all standard <br />conditions of development, attached hereto and made part of <br />
