THE CITY OF <br />~~"=~z~~ ~ ° -~-~ ~ ~ '"'' CITY COUNCIL AGENDA REPORT <br />j~L£~AS~4NTONo <br />December 18, 2007 <br />Public Works Department <br />TITLE: ACCEPTANCE OF PUBLIC IMPROVEMENTS FOR TRACTS 7381 AND <br />7429, IRONWOOD DEVELOPMENT (PONDEROSA HOMES) <br />SUMMARY <br />Tracts 7381 and 7429, Ironwood Development (Busch Property), are comprised of 16 <br />and 55 lot single family residential subdivisions developed by Ponderosa Homes II, <br />Inc., and are located between Busch Road and Mohr Avenue and between Kamp Drive <br />and the City's Operations Service Center, respectively. The public improvements for <br />these two subdivisions are complete and ready for formal acceptance by the City. <br />Tract 7433 (Bauer Court), a 19 lot single-family residential subdivisions was the last <br />subdivision within the Ironwood Development. The subdivision improvements for this <br />tract were substantially installed with Tract 7429. However, since the final map was just <br />recently subdivided, the homes within the tract are still being constructed and <br />consequently the public improvements are not ready for acceptance. Therefore, staff <br />has suggested (with Ponderosa Homes' concurrence) that a new subdivision agreement <br />be entered into for Tract 7433 that guarantees the public improvements, thereby <br />allowing the remainder of the Tract 7429 improvements to be accepted. Ponderosa <br />Homes II has also posted new bonds for Tract 7433. <br />RECOMMENDATION <br />1. Accept for normal maintenance the public improvements for Tract 7381 and 7429, <br />Ironwood Development (Busch Property) listed below. <br />2. Authorize the City Clerk to file a Notice of Completion. <br />3. Authorize the City Manager to execute the Subdivision Agreement for Tract <br />7433. <br />FINANCIAL STATEMENT <br />There will be nominal costs associated with the routine maintenance of water lines, <br />sanitary sewers, storm drains, and roadway facilities when the public improvements are <br />accepted. <br />
