THE CITY OF ~~"=~z~~ ~ ° -~-~ ~ ~ '"'' CITY COUNCIL AGENDA REPORT j~L£~AS~4NTONo December 18, 2007 Public Works Department TITLE: ACCEPTANCE OF PUBLIC IMPROVEMENTS FOR TRACTS 7381 AND 7429, IRONWOOD DEVELOPMENT (PONDEROSA HOMES) SUMMARY Tracts 7381 and 7429, Ironwood Development (Busch Property), are comprised of 16 and 55 lot single family residential subdivisions developed by Ponderosa Homes II, Inc., and are located between Busch Road and Mohr Avenue and between Kamp Drive and the City's Operations Service Center, respectively. The public improvements for these two subdivisions are complete and ready for formal acceptance by the City. Tract 7433 (Bauer Court), a 19 lot single-family residential subdivisions was the last subdivision within the Ironwood Development. The subdivision improvements for this tract were substantially installed with Tract 7429. However, since the final map was just recently subdivided, the homes within the tract are still being constructed and consequently the public improvements are not ready for acceptance. Therefore, staff has suggested (with Ponderosa Homes' concurrence) that a new subdivision agreement be entered into for Tract 7433 that guarantees the public improvements, thereby allowing the remainder of the Tract 7429 improvements to be accepted. Ponderosa Homes II has also posted new bonds for Tract 7433. RECOMMENDATION 1. Accept for normal maintenance the public improvements for Tract 7381 and 7429, Ironwood Development (Busch Property) listed below. 2. Authorize the City Clerk to file a Notice of Completion. 3. Authorize the City Manager to execute the Subdivision Agreement for Tract 7433. FINANCIAL STATEMENT There will be nominal costs associated with the routine maintenance of water lines, sanitary sewers, storm drains, and roadway facilities when the public improvements are accepted.
