16. That the following water conserving plumbing fixtures <br />be installed: <br />A. Low flush water closets <br />B. Shower flow control heads <br />C. Aerators in interior closets <br />D. Insulation of hot water lines <br />17. That the development submit improvement plans for the <br />Del Valle Parkway, designed by a registered civil <br />engineer, for review and approval by the Director <br />of Engineering Services. These plans shall include <br />coordination with the Valley Community Church parcel <br />to the north across the Del Valle Parkway and provision <br />for an adequate turn-around at the eastern terminus <br />of the Del Valle Parkway. <br />18. That the developer dedicate to the City an easement <br />for recreational purposes over the land south of the <br />top of the bank of the Arroyo Del Valle. <br />19. That the developer submit a building permit survey <br />and a site development plan in accordance with the <br />Survey Ordinance (Article 3, Chapter 3, Title II) and <br />that these plans be approved by the Director of <br />Engineering Services prior to the issuance of a <br />building permit. <br />20. That the site development plan include all required <br />information to design and .construct site grading, <br />paving, and drainage. <br />21. That the paving sections for the parking and drive <br />areas be designed on the basis of an R Value test <br />and Traffic Index to carry the anticipated traffic loads. <br />This design shall be subject to the approval of the <br />Director of Engineering Services. The minimum paving <br />section shall be 2 inch A.C. on 5 inch A.B. The <br />minimum A.C. pavement slope shall be 18. <br />22. That all utilities required to serve this development <br />be installed underground. <br />23. That the developer install street frontage improvements <br />per ordinance to the satisfaction of the Director of <br />Engineering Services. These improvements shall include, <br />but are not necessarily limited to, grading, curb and <br />gutter, sidewalk, paving, storm drain, sanitary sewer, <br />water facilities, street lighting, underground utilities <br />and traffic control devices. <br />24. That the developer's contractor obtain an encroachment <br />permit from the City prior to construction. <br />-3- <br />
