PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 1564 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RECOMMENDING TO THE CITY COUNCIL THE ADOPTION OF PUD-77-6. <br />WHEREAS, Darwin Datwyler has applied to rezone a 2.56 acre parcel of <br />land located between the Arroyo del Valle and the future <br />Del Valle Parkway roughly 1,600 feet east of Hopyard Road <br />from the RM-2000 (Multiple Family Residential) District <br />to the PUD (Planned Unit Development) District and to <br />approve a development plan proposing the construction of a <br />22-unit, two-story townhouse development immediately <br />westerly of the existing single family residence on the <br />lot; and <br />WHEREAS, the Planning Commission held a public hearing on this <br />application on September 14, 1977, at which time pertinent <br />maps, drawings, documents, reports and testimony were <br />reviewed; and <br />_ WHEREAS, in conjunction with their review, the Planning Commission <br />considered the factors listed in Section 2-8.35(b) of <br />Article 14, Chapter 2, Title II of the Ordinance Code of <br />the City of Pleasanton. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES AS FOLLOWS: <br />Section 1. The Planning Commission recommends to the City Council <br />the adoption of Application PUD-77-6, as proposed subject <br />to the following conditions: <br />1. That the development be substantially as shown on the <br />development plan, Exhibit A, and the carport elevations, <br />Exhibit B, on file with the Planning Department, except <br />that the utility shed be removed; that all parking <br />spaces within carports be a minimum of 10 ft. by 20 ft., <br />and that units 18 through 22 be moved a minimum of <br />8 ft. to the west and that the additional space which <br />is gained behind the units be developed in private <br />rear yard areas. <br />2. That 6" high concrete curbs be installed between paved <br />and landscaped areas. <br />3. That all ducts, meters, air conditioning equipment, <br />and all other mechanical equipment, whether on the <br />- ground, on the structure or elsewhere be reasonably <br />screened from public view with materials architecturally <br />
