PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 1585 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY <br />OF PLEASANTON MAKING THE FINDING THAT THE PROJECT <br />FILED UNDER PUD-77-8, WILL NOT HAVE A SIGNIFICANT <br />EFFECT ON THE ENVIRONMENT. <br />WHEREAS, Morrison Homes Corporation has filed for an application to <br />rezone a 10-acre site located between Hopyard Road and Valley <br />Avenue behind the Alpha Beta Shopping Center and including <br />both sides of the future Northway Road from the RM-1500 and <br />RM-2500 (High Density Multiple Residential) Districts to the <br />PUD (Planned Unit Development High Density Residential) <br />District; and <br />WHEREAS, Morrison Homes is further seeking approval of a development <br />plan for the site which would contain 39 duplex structures, <br />one and two story, which could be sold as 78 individual units, <br />density being about 7.4 units per acre; and <br />- WHEREAS, in conjunction with this review an environmental assessment <br />in the form of an Initial Study for the project has been con- <br />ducted; and <br />WHEREAS, the Planning Commission on November 9, 1977, reviewed the <br />potential environmental impacts associated with this project <br />and identified in the Initial Study; and <br />WHEREAS, the Planning Commission reviewed comments presented by the <br />Planning staff that a mitigated negative declaration should <br />be prepared; and <br />WHEREAS, the concern requiring mitigation had to do with the effect <br />of the development on the Sunol Sewage Treatment Plant; and <br />WHEREAS, Condition #2 contained in the November 9, 1977 staff report <br />is recommended as a mitigation measure to that potentially <br />significant impact; and <br />WHEREAS, the Planning Commission, at their November 9, 1977, meeting, <br />held a public hearing to receive testimony on the potential <br />environmental impact of the proposed project; and <br />WHEREAS, the Planning Commission reviewed the provisions of the City's <br />guidelines and processing procedures for the evaluation of <br />projects and preparation of environmental impact reports as <br />they pertain to the requirements of negative declarations and <br />environmental impact reports to determine if a negative de- <br />claration is appropriate and what mitigation measures, if <br />any, must be undertaken to insure that the project will not <br />have a significant effect upon the environment. <br />-1- <br />
