4. That because of the proposed modification to Heatherlark <br />Park, that this development plan be submitted to the <br />Park and Recreation Commission for consideration of that <br />feature of the plan. <br />5. That each unit in the development have a separate <br />water meter. <br />6. That there be no parking allowed on the south side <br />of Northway Road. <br />7. That the minimum site requirements for this development <br />be those shown on the development plan except that <br />the "basic floor area limit" may be increased for <br />patio covers and accessory structures governed by <br />condition number 8 below. <br />8. That the applicant submit a plan for the location of <br />patio covers and accessory structures, said plan to be <br />approved by the Planning Department prior to issuance <br />of a building permit. <br />9. That the developer be granted the flexibility to inter- <br />change one and two story units throughout the develop- <br />ment. <br />10. That all trees used in landscaping be a minimum of 15 <br />gallons in size and all shrubs a minimum of 5 gallons. <br />11. That all utilities required to serve this development <br />be installed underground. <br />12. That the developer install streets as required per <br />ordinance. <br />13. That the site be kept free of fire hazards from start <br />of construction to final inspection and that the fire <br />department emergency number be provided adjacent to <br />all telephones on the site. <br />14. That all dwelling units in the development be constructed <br />to meet the PGandE Energy Conservation Home Standards <br />promulgated by PGandE in 1976. <br />15. That the following water conserving plumbing fixtures <br />be installed in the development: <br />A. Low flush water closets <br />B. Shower flow control heads <br />C. Aerators in interior faucets <br />D. Insulation of hot water lines _ <br />-2- <br />
