PLANNING COMMISSION CITY OF PLEASANTON COUNTY OF ALAMEDA STATE OF CALIFORNIA RESOLUTION N0. 1586 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF PLEASANTON RECOMMENDING TO THE CITY COUNCIL THE ADOPTION OF PUD-77-8, WHEREAS, Morrison Homes Corporation has applied for a rezoning appli- cation for a 10-acre site located between Hopyard Road and Valley Avenue behind the Alpha Beta Shopping Center and in- cluding both sides of the future Northway Road from the RM-1500 and RM-2500 (High Density Multiple Residential) District; and WHEREAS, Morrison Homes is further seeking approval of a development plan for the site which would contain 39 duplex structures, one and two-story, which could be sold as 78 individual units, density of which would be about 7.4 units per acre; and WHEREAS, the Planning Commission held a public hearing on this appli- cation on November 9, 1977, when all pertinent maps, drawings, documents and testimony were reviewed. NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES AS FOLLOWS: Section 1. The Planning Commission of the City of Pleasanton recommends to the City Council the adoption of PUD-77-8, as petitioned, subject to the following conditions: 1. That the development be substantially as shown on the development plan, Exhibit A, and the materials, colors, and textures board, Exhibit B, on file with the Planning Department. 2. That in order to insure the City's ability to monitor the flow into the Sunol Boulevard Sewage Treatment Plant and to decrease the risk of malfunctions to that fac- ility, the development be phased so that none of the units are occupied during calendar year 1977 and no more than 44 of the 78 units are occupied during the 1978 calendar year. 3. That because of the project's location immediately ad- jacent to the Alpha Beta shopping center (and especially the Alpha Beta loading dock), a 7 ft. high wall or fence be constructed along the northwest property lines of lots 55 through 65. -1-
