PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION N0. 1586 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON RECOMMENDING TO THE CITY COUNCIL THE ADOPTION <br />OF PUD-77-8, <br />WHEREAS, Morrison Homes Corporation has applied for a rezoning appli- <br />cation for a 10-acre site located between Hopyard Road and <br />Valley Avenue behind the Alpha Beta Shopping Center and in- <br />cluding both sides of the future Northway Road from the <br />RM-1500 and RM-2500 (High Density Multiple Residential) <br />District; and <br />WHEREAS, Morrison Homes is further seeking approval of a development <br />plan for the site which would contain 39 duplex structures, <br />one and two-story, which could be sold as 78 individual units, <br />density of which would be about 7.4 units per acre; and <br />WHEREAS, the Planning Commission held a public hearing on this appli- <br />cation on November 9, 1977, when all pertinent maps, drawings, <br />documents and testimony were reviewed. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES AS FOLLOWS: <br />Section 1. The Planning Commission of the City of Pleasanton recommends <br />to the City Council the adoption of PUD-77-8, as petitioned, <br />subject to the following conditions: <br />1. That the development be substantially as shown on the <br />development plan, Exhibit A, and the materials, colors, <br />and textures board, Exhibit B, on file with the Planning <br />Department. <br />2. That in order to insure the City's ability to monitor <br />the flow into the Sunol Boulevard Sewage Treatment Plant <br />and to decrease the risk of malfunctions to that fac- <br />ility, the development be phased so that none of the <br />units are occupied during calendar year 1977 and no more <br />than 44 of the 78 units are occupied during the 1978 <br />calendar year. <br />3. That because of the project's location immediately ad- <br />jacent to the Alpha Beta shopping center (and especially <br />the Alpha Beta loading dock), a 7 ft. high wall or fence <br />be constructed along the northwest property lines of <br />lots 55 through 65. <br />-1- <br />
