DESIGN REVIEW BOARD <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OE' CALIFORNIA <br />RESOLUTION NO. R-77-49 <br />A RESOLUTION OF THE DESIGN REVIEW BOARD OF <br />THE CITY OF PLEASANTON APPROVING DESIGN PLANS <br />FOR THE UNITED PRESBYTERIAN COMMUNITY CHURCH <br />FILED UNDER Z-77-112. <br />WHEREAS, United Presbyterian Community Church has applied for <br />design review approval for the construction of church <br />facilities on a 3.54 acre site located at 4300 Mirador <br />Drive (between Mirador Drive and Sharab Court); and <br />WHEREAS, zoning for the property is P (Public and Institutional) <br />and R-1-6500 (Single Family) District; and <br />WHEREAS, the Design Review Board held a public hearing on this <br />application on August 10, 1977, when all pertinent maps, <br />drawings., documents and reports were reviewed. <br />NOW, THEREFORE, THE DESIGN REVIEW BOARD RESOLVES AS FOLLOWS: <br />Section 1. The Design Review Board approves Z-77-112, subject to <br />the following conditions: <br />1. That the development be substantially as shown on the <br />site plan and elevations, Exhibit A, and the landscape <br />plan, Exhibit B, both on file with the Planning <br />Department except that earth tone colored stucco be <br />used on buildings. <br />2. That the applicant be aware that an approved conditional <br />use permit is necessary prior to the operation of a <br />church on the subject site. <br />3. That a 2-1/2 ft. high fence or wall be constructed along <br />the eastern property line of the subject property to <br />discourage pedestrian entrance to the site from Sharab <br />Court. <br />4. That all parking and drive areas be effectively screened <br />from neighboring land uses, either by solid fences, <br />landscaping, or both and that the method of screening <br />be approved by the Planning Department prior to issuance <br />of a building permit. <br />5. That the development meet all requirements of Section <br />2-5.46(2 and 3), Article 3, Chapter 2, Title II of <br />the Ordinance Code of the City of Pleasanton which per- <br />tains to providing a 10 ft. wide landscaped buffered <br />strip along all property lines bordering an R-1 District. <br />
