2. That any damage to street improvements now existing <br />or done during construction be repaired by the <br />developer. <br />3. That the owner dedicate an 8 ft. P.S.E. along the <br />frontage of the site to the City. <br />4. That the owner file a minor subdivision with the <br />City to correct an unapproved lot split prior to <br />commencing with the proposed use of the property. <br />5. That the owner submit and subsequently file a final <br />parcel map. <br />6. That the developer remove the existing curb, gutter <br />and sidewalk along his entire frontage and replace <br />per standard detail. <br />7. That the developer submit a building permit survey <br />and a site development plan in accordance with <br />the Survey Ordinance (Article 3, Chapter 3, Title II), <br />and that these plans be approved by the Director of <br />Engineering Services prior to the issuance of a <br />building permit. <br />8. That the site development plan include all required <br />information to design and construct site grading, <br />paving and drainage. <br />9. That the entire driveway be paved and that the paving <br />section be designed on the basis of "R" value tests <br />and a TI to accommodate anticipated traffic, and <br />that this design be subject to the approval of the <br />Director of Engineering Services. The minimum <br />paving sections shall be 2" A.C. over 5" A.B. The <br />minimum pavement slope shall be 1~. This condition <br />includes paving for the driveway on the west end <br />of the property. <br />10.
