8. That the applicant agree in a form satis- factory to the City Attorney, to construct or finance the construction of street improve- ments on Main Street. 9. That all street improvements, including but not necessarily limited to curb, gutter, sidewalk, paving', street lights, street trees, storm lines, caater lines, and sanitary lines be constructed along Bernal Avenue in front of the subject property or that these improve- ments be constructed at a future date in con- junction with other street projects in this area. If insL-allation of the improvements is postponed, the future date of construction will be worked cut between the proponent and the City staff. 10. Tliat a property survey in accordance with Ordinance 270. 387 be submitted to and approved by the City Engineer prior to the issuance of a building permit. (This should be accom- plished at the beginning of the project) 11. That the street number be posted so as to be easily read from the street at all times, day and night. 12. That a burglar alarm system be provided for the building. 13. That silhouette low-level lighting be provided for all walkways. 14. That all ducts, meters, air conditioning units and other mechanical equipment, whether on the roof, on the ground, or elesewhere, be reasonably screened front public view with materials architecturally compatible with the main structure. 15. That alI mechanical equipment be con- structed in such a manner that noise emanating from it will not be perceptible at or beyond the subject Zroperty in a normal environment. 16. That all liahting be constructed in such a manner that glare is directed away from surrounding properties and public rights-of- way. 17. That any damage to street improvements now existing or done during construction on the subject site be repaired at Lull expense to the applicant. 18. That the applicant provide street trees, tl~e location and species of which are to be approved by the City Engineer. _2_
