3. That the developer move the entrance driveway north I <br />to the approximate location of the existing driveway <br />and that the location be to the satisfaction of the <br />Director of Engineering Services. <br />4. That the developer submit a building permit survey and ~~ <br />site development plan in accordance with the survey <br />ordinance (Article 3, Chapter 3, Title II) and that <br />these plans be approved by the Director of Engineering <br />Services prior to issuance of a building permit. <br />5. That the site development plan include all required <br />information to design and construct site grading, paving, <br />drainage and utilities. <br />6. That the paving sections for the parking and drive areas <br />be designed on the basis of a "R" Value test and a <br />traffic index to carry the anticipated traffic loads. <br />This design shall be subject to the approval of the <br />Director of Engineering Services. The minimum section <br />shall be 2" A.C. over 5" A.B. The minimum A.C. pave- <br />ment slope shall be 1~. <br />7. That all utilities required to serve the development <br />be installed underground. <br />8. That the developer's contractor obtain an encroachment <br />permit from the City prior to construction. <br />9. That approval of UP-76-9 be conditioned upon the ap- <br />proval of Design Review Case Z-86-63. <br />10. That the site be kept free of fire hazards from the <br />start of construction to final inspection and that <br />the Fire Department emergency number be provided near <br />all telephones on the site following construction. <br />11. The 14 foot width of paving on the access road to the <br />church building is short of the 20 foot minimum standard <br />of the City fire code. Width of the drive areas are <br />to be worked out between the proponent and Fire Division <br />staff. <br />12. On buildings, other than dwellings located more than <br />one hundred and fifty feet from a public street, the <br />fire code requires sufficient on-site hydrants to <br />delivery the required fire flow of 3000 gpm. Mains <br />and hydrants must be designed to City standards. <br />13. The depth of building set back, together with the area <br />and height, and construction type, make this building <br />a severe fire suppression problem. To mitigate this <br />problem, additional fire protection measures in the <br />form of a full automatic fire sprinkler system will be <br />required. This system is to be designed to standards <br />contained in the National Fire Protection Association's <br />Pamphlet No. 13. Final plans of the proposed system <br />are to be submitted to the Fire Prevention Bureau for <br />review and approval. <br />-2- <br />
