5. That the developer dedicate an easement for public <br />utility and water well purposes over the land presently <br />occupied by the City of Pleasanton Well No. 7 and a <br />suitable access easement between the well site and a <br />dedicated public street; configuration and size of well <br />site and access dedications to be determined by the <br />City and the developer's engineer pursuant to the re- <br />quirements of the City for use and maintenance of and <br />access to the City well; no use inconsistent with the <br />City's existing easement or fee rights may be commenced <br />unless and until dedications acceptable to the City <br />Engineer have been granted to the City and recorded <br />in a form acceptable to the City Attorney securing <br />continued use of and access to the City of Pleasanton <br />Well No. 7. <br />6. That the developer dedicate to the City a 15 ft. P.S.E. <br />for water line purposes between the well site and the <br />southeast corner of the development. The precise lo- <br />cation of this easement is to be determined by the <br />City and the developer's engineer. <br />7. That the developer dedicate to the City a 15 ft. P.S.E. <br />for the existing water transmission main between the <br />well site and Hopyard Road. <br />8. That any existing wells on the site be sealed in accord- <br />ance with Alameda County Flood Control District require- <br />ments prior to grading on the site. <br />9. That the developer provide adequate storm drainage for <br />the well site. <br />10. That the developer provide adequate fire protection by <br />a combination of on-site and street fire hydrants. The <br />number, type and location of these hydrnats shall be to <br />the specifications of the City Engineer. <br />11. That the developer pay any and all fees that the parcel <br />may be subject to. <br />12. That no median breaks be allowed on Hopyard Road due to <br />the proximity of driveways to the Valley Avenue inter- <br />section and due to the high volume of traffic on Hopyard <br />Road. <br />13. That the development meet all requirements of the <br />Alameda County Flood Control District regarding work <br />in or adjacent to the Pleasanton Canal. <br />14. That the developer provide off-set sidewalks at all <br />utility obstructions in the Hopyard Road improvements <br />in order to provide a 10 ft, clear sidewalk. <br />15. That the developer submit a building permit survey <br />and a site development plan in accordance with the <br />Survey Ordinance (Article 3, Chapter 3, Title II) and <br />that these plans be approved by the Director of Engin- <br />eering Services prior to the issuance of a building <br />permit. <br />16.
