Easements <br />In-tract easements shall be granted as public service easements. <br />A 32 foot P.S.E. covering Cedarwood Lane shall be granted to allow <br />for ingress and egress and utility maintenance. <br />Other Ordinances <br />Unless specificially modified by the Planning Commission at the <br />time of approval of this Tentative Map, the development shall conform <br />to all applicable ordinances and regulations of the City of Pleasanton <br />and all other agencies having jurisdiction. <br />It is recommended the Tentative Map, Tract 3728, be approved subject <br />to the following conditions: <br />1. That the developer dedicate a 32 foot P.S.E. over Cedarwood <br />Lane to the City. <br />2. That the developer construct the Santa Rita Road median and <br />median break to the satisfaction of the City Engineer and pro= <br />vide traffic control signs as necessary to effectively prohibit <br />left turns from Cedarwood Lane onto Santa Rita Road. <br />3. That a fire hydrant be provided on Lot #2, the exact location <br />to be designated when plans are submitted for the development <br />of that lot. <br />4. That the developer provide all required street lighting facili- <br />ties to the satisfaction of the City Engineer. <br />5. That all electrical and communication facilities necessary to <br />sewer this development be installed underground. <br />6. That approval of the sanitary and storm sewers and the water <br />system be held pending final design. <br />7. That a grading plan be submitted for approval as part of-the <br />tract improvement plans and that the minimum grade for the <br />street or drive be set at 0.5~ unless otherwise approved by <br />the City Engineer. <br />8. That any damage to street improvements now existing or done <br />during construction be repaired by the developer. <br />9. That this development pay any and all fees that it may be <br />subject to. <br />10. That the developer be advised that sanitary sewer capacity to <br />serve this area may not be available at the time of development; <br />that it is not known when sewer connections-will be available <br />to serve this property and that approval of the map does not <br />entitle the property owner to any priority for sewer connections. <br />11. That the Planning Commission grant modification from Section <br />2-3.40, Article 7, Chapter 1, Title II of the Ordinance Code <br />of the City of Pleasanton, allowing a private street (Cedarwood <br />Lane) as a part of this subdivision and the creation of 2 lots <br />in the subdivision which do not have frontage on ublic street. <br />-2- <br />
