4. That the developer dedicate to the City additional <br />right-of-way, not to exceed 11 ft. in width, along <br />Hopyard Road necessary to provide a right-turn lane <br />into Johnson Industrial Drive and that the specific <br />configuration be determined to the satisfaction of <br />the Director of Engineering Services. <br />5. That the developer pay any and all applicable fees, <br />charges or reimbursements that this parcel may be <br />subject to. <br />6. That the developer submit a building permit survey <br />and a site development plan in accordance with the <br />survey ordinance (Article 3, Chapter 3, Title II) <br />and that these plans be approved by the Director <br />of Engineering Services prior to the issuance of <br />a building permit. <br />7. That the site development plan include all required <br />information to design and construct site grading, <br />paving, and drainage. <br />8. That the paving sections for the parking and drive <br />areas be designed on the basis of an R-Value test <br />and a traffic index to carry the anticipated traf- <br />fic load. This design shall be subject to the <br />approval of the Director of Engineering Services. <br />The minimum paving section shall be 2" A.C. on 5" <br />A.B. The minimum A.C. pavement slope shall be 1~. <br />9. That all utilities required to serve this develop- <br />ment be installed underground. <br />10. That the developer install street frontage improve- <br />ments per ordinance to the satisfaction of the <br />Director of Engineering Services. These improve- <br />ments shall include, but not necessarily be limited <br />to, grading, curb and gutter, sidewalk, paving, <br />storm drains, sanitary sewer, water facilities, <br />street lighting, underground utilities and traffic <br />control devices. <br />11. That the developer's contractor obtain an Encroach- <br />ment Permit from the City prior to construction. <br />12. That the developer install street trees as required <br />per ordinance. <br />13. That the site be kept free of fire hazards from <br />the start of construction to final inspection and <br />that the fire department emergency number be pro- <br />vided near all telephones on the site following <br />construction. <br />14. That the applicant shall enter into a landscaping <br />agreement with the City requiring the applicant to <br />maintain the landscaping as proposed and empowering <br />the City to maintain the proposed landscaping if <br />the applicant fails to do so, at the applicant's <br />or his successor in interest, expense. <br />-2- <br />
