report be submitted to the City for review and <br />approval. <br />3. That developer record the final parcel map for <br />the subject property. <br />4. That access to the 3 parcels be taken from Kottinger <br />Drive along the existing 15 foot private driveway <br />and that the improvement of the private driveway <br />be approved by the Director of Engineering Services <br />and the Fire Marshal. <br />5. That the developer submit a site development plan <br />in accordance with the Survey Ordinance (Article <br />3, Chapter 3, Title II) and that this plan be <br />approved by the Director of Engineering Services <br />prior to the issuance of a building permit. <br />6. That the site development plan include all required <br />information to design and construct site grading, <br />paving, and drainage. <br />7. That all utilities required to serve this develop- <br />ment be installed underground. <br />8. That the developer's contractor obtain an encroach- <br />ment permit from the City prior to construction. <br />9. That all fees which this parcel may be subject <br />to, be paid, including in-lieu park dedication <br />fees for both new building sites. <br />10. That the 2 new parcels be given Kottinger Drive <br />addresses. <br />11. That the developer provide a turn-around in the <br />private driveway which is large enough to accom- <br />modate fire suppression equipment and that its <br />design be approved by the fire department. <br />12. That the developer provide a fire hydrant on the <br />site, the type and location of which to be <br />approved by the fire department. <br />13. That the private driveway be paved to City speci- <br />fications and designed to support the weight of <br />fire equipment. <br />14. That the drive be widened the amount necessary <br />to permit two vehicles to pass beginning at the <br />northeastern boundary of Parcel C and continuing <br />at that width to the terminus of the road; that <br />final design of the drive be approved by the <br />Director of Engineering Services. <br />15. That the section of roadway which is only 15 feet <br />wide, beginning at Kottinger Drive up to Parcel <br />C be declared a fire lane and posted to prohibit <br />parking. <br />Section 2. This resolution shall become effective immediately <br />upon its passage and adoption. <br />-2- <br />
