PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 1450 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE <br />CITY OF PLEASANTON APPROVING A MINOR SUBDIVISION <br />APPLICATION FOR JIMMIE C. BALCH. <br />Jimmie C. Balch has applied for a minor subdivision <br />of a 2.37 acre parcel located at 255 Kottinger Drive; <br />and <br />zoning for the property is R-1-6500 (Single Family) <br />District; and <br />the Planning Commission has held a hearing on this <br />request and has reviewed pertinent maps, drawings, <br />documents and testimony; and <br />the parcel to be divided is a flag lot, so that none <br />of the proposed lots would have street frontage; and <br />the proposed division of land does not conform to <br />Pleasanton Ordinance Code Sec. 2-4.01 subsection (3) <br />which requires 35 feet of frontage on a street for <br />each lot in a subdivision; and <br />the Planning Commission considered the applicant's <br />request for a modification of the Subdivision Ordi- <br />nance pursuant to Sec. 2-4.34 and following; and <br />the Planning Commission finds that it is reasonable <br />to grant a modification to Sec. 2-4.01 because the <br />shape of the property and development of surrounding <br />parcels would make it impossible to conform completely <br />to the requirements of the Subdivision Ordinance. <br />THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />S AS FOLLOWS: <br />tion 1. Approval of MS-76-11 granting the proposed modifica- <br />tion and subject to the following conditions: <br />1. That approval of this case is dependent upon the <br />approval of case V-76-9 by the Board of Adjustment. <br />2. That a final parcel map and preliminary title <br />
