2. That approval of this permit does not constitute <br />approval of any signing for the development and <br />that if signing is desired that it be submitted <br />to the City under separate application. <br />3. That the developer post a cash bond or letter of <br />credit in an amount satisfactory to the Chief <br />Building Inspector to provide for the future <br />removal of the temporary sales office, improve- <br />ments and conversion of that office back to a <br />garage and that the sales office be converted <br />back to a garage prior to a final building in- <br />spection. <br />4. That this use permit is granted for a period of <br />one year at which time the proponents must reapply <br />for a new permit if they wish to continue use of <br />the complex. <br />5. That all trees used in the model home complex be <br />a minimum of 15 gallons in size and that all shrubs <br />a minimum of 5 gallons. <br />6. That an alarm system be installed in all model <br />homes. Said system to be approved by the Police <br />Department prior to installation. <br />7. That no flags, banners, pinwheels or similar atten- <br />tion drawings devices be utilized in the complex. <br />8. That the developer post a map in the sales office <br />showing the type of facilities and land uses sur- <br />rounding the complex. <br />9. That signs be posted in the models and sales office <br />advising prospective buyers of those features of <br />the home which are optional and are not included as <br />part of the purchase price. <br />10. That the developer call for final building inspec- <br />tion by the City prior to any of the model homes <br />being closed for sale. <br />11. That exterior lighting be provided on the site, <br />the number and location of such lights to be ap- <br />proved by the Police Department prior ti installa- <br />tion. <br />12. That the developer install all street trees in <br />accordance with City standards prior to the use <br />of the models. <br />13. That the wooden fence shown on the site plan in <br />front setback of the models be no higher than <br />2-1/2 feet. <br />Section 2. This resolution shall become effective 15 days from <br />the date of its passage and adoption. <br />e <br />_2_ <br />
