2. That approval of this permit does not constitute approval of any signing for the development and that if signing is desired that it be submitted to the City under separate application. 3. That the developer post a cash bond or letter of credit in an amount satisfactory to the Chief Building Inspector to provide for the future removal of the temporary sales office, improve- ments and conversion of that office back to a garage and that the sales office be converted back to a garage prior to a final building in- spection. 4. That this use permit is granted for a period of one year at which time the proponents must reapply for a new permit if they wish to continue use of the complex. 5. That all trees used in the model home complex be a minimum of 15 gallons in size and that all shrubs a minimum of 5 gallons. 6. That an alarm system be installed in all model homes. Said system to be approved by the Police Department prior to installation. 7. That no flags, banners, pinwheels or similar atten- tion drawings devices be utilized in the complex. 8. That the developer post a map in the sales office showing the type of facilities and land uses sur- rounding the complex. 9. That signs be posted in the models and sales office advising prospective buyers of those features of the home which are optional and are not included as part of the purchase price. 10. That the developer call for final building inspec- tion by the City prior to any of the model homes being closed for sale. 11. That exterior lighting be provided on the site, the number and location of such lights to be ap- proved by the Police Department prior ti installa- tion. 12. That the developer install all street trees in accordance with City standards prior to the use of the models. 13. That the wooden fence shown on the site plan in front setback of the models be no higher than 2-1/2 feet. Section 2. This resolution shall become effective 15 days from the date of its passage and adoption. e _2_
