design review for any permanent structures on the site and be approved by the Director of Engineering Services prior to the issuance of a building permit for permanent structures. 8. That a detailed site grading and drainage plan be submitted to and approved by the City Engineer prior to issuance of a building permit. 9. That all utilities to serve this site be installed underground. 10. That no additional expansion take place on the subject site without the provision of additional paved parking facilities meeting all City standards. 11. That no permanent structures be constructed within 50 feet of the Sunol Boulevard right-of-way line. 12. That a detailed development plan be submitted to the City for the proposed temporary improvements within the street right-of-way area. These plans shall show the location and design of the land- scaped planter islands, temporary paving and existing facilities. 13. That the trees proposed to be located in the planter islands be container specimens. 14. That an encroachment permit be obtained prior to construction. 15. That additional paving on Sunol Boulevard be con- structed as shown in green on the site plan dis- played prior to construction. 16. That existing parking spaces in front of nursery be considered as temporary only, to be relocated elsewhere on the site by Casa Verde Nursery at such time as street improvements are constructed on Sunol Boulevard. Section 2. This resolution shall become effective 15 days from the date of its passage and adoption.
