PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 1 <br />A RESOLUTION OF THE PLANNING COMMISSION OF <br />THE CITY OF PLEASANTON APPROVING A CONDITIONAL <br />USE PERMIT FILED UNDER UP-76-28. <br />WHEREAS, Thomas Richert and Casa Verde Nursery have applied <br />for a conditional use permit to allow a landscape <br />materials business to be located at 5515 Sunol <br />Boulevard between the existing nursery and the City <br />sewage treatment plant; and <br />WHEREAS, zoning for the property is I-P (Industrial Park) <br />District; and <br />WHEREAS, this case was initially reviewed at a public hearing <br />on November 3, 1976, at which time it was determined <br />that more detailed information regarding circulation <br />for ingress and egress to the site would need to be <br />resolved; and <br />WHEREAS, this matter was continued to the November 10 hearing <br />for final review of this matter; and <br />WHEREAS, the Planning Commission, on November 10, 1976, reviewed <br />the revised site plan for Phase One development, and <br />made the following findings: <br />A. That the proposed storage and sale of landscaping <br />materials is in accord with the special purposes <br />of the I-P (Industrial Park) District in that it <br />will complement the nursery use on the site with- <br />out adversely affecting the desirability of the <br />area for the industries planned for the I-P <br />District, and further, that the proposal as <br />modified is in accord with the Objectives of <br />the Zoning Chapter, in particular Objective (f) <br />of Section 2-5.01: "TO promote a safe, effective <br />traffic circulation system; and <br />B. That because the use is adjacent to a nursery to <br />the south and the City sewage treatment plant to <br />the north, and because it is conditioned to limit <br />the nature of materials to be stored, sold and <br />rented, the use will not be injurious to properties <br />in the vicinity and will not be detrimental to the <br />health, safety and welfare of the community; and <br />
