PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 1474 <br />A RESOLUTION OF THE PLANNING COMMISSION OF <br />THE CITY OF PLEASANTON APPROVING A CONDI- <br />TIONAL USE PERMIT FOR OAK TREE CENTER, <br />FILED UNDER UP-76-31. <br />an application for a conditional use permit has been <br />filed by Oak Tree Center to allow construction and <br />use of a shopping center complex on a site located <br />east of Hopyard Road, west of the rear of residences <br />on Longspur Way, south of the Pleasanton Canal and <br />north of Valley Avenue; and <br />the 3.6 acres of the property is zoned C-C (Central <br />Commercial) and 1.8 acres of the property is zoned <br />P (Public and Institutional) District; and <br />a public hearing was held on November 10, 1976, at <br />which time the application was tentatively approved <br />subject to resolution of a traffic circulation plan - <br />encompassing access to the property as well as interior <br />truck traffic circulation; and <br />following that meeting, a revised traffic circulation <br />plan was submitted by the applicant; and <br />on December 8, 1976, review of the traffic circulation <br />plan was held, and based on the information presented <br />the following findings were made by the Planning <br />Commission: <br />A. That because of the conditions of approval, the <br />proposed location of the conditional use is in <br />accordance with the objectives of this chapter <br />and the purposes of the district on which the <br />site is located. <br />B. That because truck traffic would enter the <br />site exclusively from Hopyard Road and a 30 ft. <br />planting strip will separate the center's parking <br />area from neighboring residences, the proposed <br />location of the conditional use and the condi- <br />tions under which it is to be operated and main- <br />tained would not be detrimental to the public <br />health, safety or welfare, or materially in- <br />jurious to the properties or improvements in <br />the vicinities. <br />
