6. That the development be subdivided through the <br />submittal of one tract map encompassing all six <br />subject lots. <br />7. That the developer process a set of improvement <br />plans to provide for the installation of an indi- <br />vidual water service and a sewer lateral to each <br />dwelling unit and for the reconstruction of the <br />curb, gutter and sidewalk to provide for additional <br />driveways required. <br />8. That the developer make arrangements with the City <br />to slurry seal Sonoma Drive and Junipero Streets <br />in front of the subject properties, subsequent to <br />installation of utilities. <br />9. The approval of this development does not guarantee <br />that the developer will receive sewer connections <br />if ever. This development is in the Sunol Sewer <br />Service area and is subject to the allocation <br />formula established by Resolution No. 76-83. Until <br />sewer connections have been obtained, no building <br />permits may be issued for the development of any <br />or all of the project. No estimate can be made <br />as to when this development may obtain sewer permits. <br />A holding tank or septic tank application cannot be <br />submitted since the City Council has established <br />by Resolutions 73-139 and 73-140 that subdivisions <br />cannot be served by such private disposal systems. <br />10. That the developer install one street tree per <br />interior lot and three street trees on the corner <br />lot, these trees to be Robina Idahoensis (Pink <br />Locust) and that they shall conform to standard <br />City specifications. <br />11. That the developer landscape the planter strips on <br />Junipero Street in front of the subject property. <br />12. That any damage to street improvements now existing <br />or done during construction on the subject properties <br />be repaired at full expense to the developer. <br />13. That all utilities required to service this develop- <br />ment be installed underground. <br />14. That the developer's contractor obtain an encroach- <br />ment permit from the city prior to the beginning <br />of construction. <br />15. That street numbers be posted on each individual <br />unit in such a manner as to be easily read from the <br />street at all times, day and night. <br />-2- <br />
