PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 1498 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE <br />CITY OF PLEASANTON RECOMMENDING TO THE CITY <br />COUNCIL THE ADOPTION OF APPLICATION PUD-77-1. <br />WHEREAS, J. Jack Bras, for P & M Development, filed a request <br />to rezone approximately 1.42 acres located on the <br />west side of Sonoma Drive between Junipero Street <br />and developed lots to the south of Junipero Street, <br />from the RM-2500 (Multiple Residential) District to <br />the PUD (Planned Unit Development) District; and <br />WHEREAS, said proposal is for a 13-unit garden court home sub- <br />division; and <br />WHEREAS, the Planning Commission held a public hearing on this <br />request on March 9, 1977, and reviewed all available <br />maps, drawings, documents and testimony; and <br />WHEREAS, the Planning Commission made the finding that the <br />proposal is in conformance with the General Plan <br />and with the requirements of the Planned Unit <br />Development Ordinance. <br />NOW, THEREFORE, the Planning Commission of the City of Pleasanton <br />resolves as follows: <br />Section 1. The Planning Commission recommends to the City <br />Council adoption of PUD-77-1, subject to the following <br />conditions: <br />1. That the development be substantially as shown on <br />the development plan, Exhibit A, on file with the <br />Planning Department. <br />2. That the rear yard requirement for the units facing <br />Sonoma Drive be 12 feet. <br />3. That the developer's contractor obtain an encroach- <br />ment permit from the City prior to the beginning <br />of construction. <br />4. That the site be kept free of fire hazards from the <br />start of construction to final inspection and that <br />the Fire Division emergency number be provided <br />adjacent to all telephones on the site. <br />5. That all residences be constructed to meet the <br />P.G.&E. energy conservation home standards pro- <br />mulgated by P.G.&E. in 1976. <br />
