PLANNING COMMISSION <br />City of Pleasanton <br />RESOLUTION N0. 1326 <br />A resolution of the Planning Commission of the City of <br />Pleasanton approving UP-74-27. <br />WHEREAS, the application of Pleasanton Garbage Service, Inc., for <br />a conditional use permit to allow the construction of <br />a refuse transfer station to be located at 2512 Vineyard <br />Avenue; zoning for the property being A (Agricultural as <br />defined by the zoning code of the County of Alameda) <br />District, has come before this Commission, and <br />WHEREAS, the Planning Commission of the City of Pleasanton has <br />held a public hearing on this application and has examined <br />pertinent me pa, drawings and documents. <br />NOW, THEREFORE, BE IT RESOLVED, that the Planning Commission of the City <br />of Pleasanton approves UP-74-27, subject to the following <br />conditions: <br />1. That approval of this use permit in no way constitutes <br />final design review approval of the structures which will <br />be built on the site and that the proponents shall apply <br />for a zoning permit for design review prior to any <br />construction taking place on the site. <br />2. That development of a refuse transfer station on <br />the site be substantially as shown on the site plan, <br />elevations and profile, Exhibit A, on file with the <br />Planning Department. <br />3. That because the proposed development will increase <br />traffic on Vineyard Avenue beyond that which is already <br />present, the south side of Vineyard Avenue be widened <br />across the entire frontage of the site and east of the <br />driveway to provide at Least a 12 ft. wide travel lane, <br />a 4 ft. paved shoulder and additional widening adjacent <br />to the driveway for an acceleration and deceleration <br />lane. The amount of additional widening adjacent to the <br />driveway to be decided at a future date by the City <br />Engineer. That all area required for the widening of <br />Vineyard Avenue shall be dedicated. <br />4. That the existing bank along Vineyard Avenue be cut <br />and graded to the satisfaction of the City Engineer in <br />order to provide for street widening and the amount of <br />sight distance required for safe ingress to and egress <br />from the site. <br />5. That the existing heritage oak tree near Vineyard <br />Avenue be preserved, if at all possible, during cutting <br />of the bank. That the developer be aware that the removal <br />of this or any other heritage tree is subject to Council <br />approval. <br />
