Section 2. Conditions. This use permit is <br />subject to the 'following conditions: <br />1. That the development be substantially <br />as shown on the site plan, elevations and <br />cross section Exhibit A, on file with the <br />Planning Department. <br />2. That all conditions of case Z-75-20 be <br />complied with. <br />3. That a detailed site development plan be <br />submitted to and approved by the City Engineer <br />prior to the issuance of a building permit. <br />This plan shall contain all required infor- <br />mation regarding boundary, topo, existing <br />conditions and proposed grading, storm drain- <br />age, paving, utilities and structures. <br />4. That a soils report on the subject site <br />be prepared by a soils engineering firm and <br />be submitted to the City Engineer for approval <br />5. The proposed development will increase <br />traffic on Busch Road and place an additional <br />burden on said street which requires the con-• <br />struction of street improvements, in accord- <br />ance with the standards set forth in Article <br />1, Title II of the Ordinance Code of the City <br />of Pleasanton, on Busch Road across the front- <br />age of the subject property. The developer <br />may install these improvements now, or enter <br />into an agreement for the deferral of con- <br />struction of the improvements to a future date. <br />The developer shall indicate which of the <br />above options he desires prior to issuance <br />of a building permit. <br />6. That the property owner enter into an <br />agreement with the City whereby he agrees to <br />participate financially in his proportionate <br />share of the cost of engineering and con- <br />structing a sanitary sewer system and a storm <br />drain outfall system that can service this <br />entire industrial area at such time in the <br />future as these improvements are deemed nec- <br />essary by the City Engineer. <br />7. That the design of the areas to be paved, <br />be based on T.I. for the intended use, be <br />based on "R'° value test, be submitted to and <br />approved by the City Engineer, employ a min- <br />imum slope of 1~ for proper drainage, and not <br />be less than two inches A.C. over five inches <br />A.B. <br />8. That an application for City Council ap- <br />proval of the holding tank on the site be <br />submitted to the City Engineer and approved <br />by the City Council prior to issuance of a <br />building permit. <br />-2- <br />
