3. That except for the sale of fire wood, <br />all activities taking place on the subject <br />site shall be directly related to nurseryinq <br />and landscape design and maintenance and the <br />only equipment which shall be rented shall be <br />implements needed for those two activities. <br />4. That at least one of the roads to the <br />wood storage area must be of all weather <br />construction and wide enough that fire ap- <br />paratus will have access to this area for <br />fire suppression. <br />5. That because the proposed development <br />will increase traffic on Sunol Boulevard and <br />place an additional burden on that street, <br />the developer shall dedicate to the City a <br />19' wide strip of land across the Sunol <br />Boulevard frontage of parcel 946-3680-1-3 <br />to allow for the widening of Sunol Boulevard. <br />6. That because the proposed development <br />will increase traffic on Sunol Boulevard and <br />place an additional burden on that street <br />which requires the construction of street <br />improvements, the developer shall install full <br />street improvements including but not limited <br />to curb, gutter, sidewalk, paving, street <br />lights, and underground utilities along the <br />full frontage of the development. These im- <br />provements are to be designed by a registered <br />civil engineer. The developer may install <br />these improvements now or enter into an agree- <br />ment for the deferral of construction of the <br />improvements to a future date. The developer <br />shall indicate which of the above options he <br />desires prior to issuance of a building permit. <br />7. That a building permit survey and site <br />development plan, per Ordinance No. 387, be <br />submitted to the City Engineer subsequent to <br />the design review hearing and be approved by <br />the City Engineer prior to the issuance of a <br />building permit. <br />8. That a detailed site grading and drainage <br />plan be submitted to and approved by the City <br />Engineer prior to the issuance of a building <br />permit. <br />9. That all utilities to serve this site be <br />installed underground. <br />-2- <br />
