4. That all parking spaces be constructed <br />at 90° angles to the western property line. <br />5. That any damage done to street improve- <br />ments now existing or done during construction <br />on the subject property be repaired at full <br />expense to the developer. <br />6. That the developer submit a building <br />permit survey and a site development plan in <br />accordance with Article 3, Chapter 3, Title <br />II of the Ordinance Code of the City of <br />Pleasanton and that these plans be approved <br />by the Director of Engineering Services prior <br />to issuance of a building permit. <br />7. That the site development plan include <br />all required information to design and con- <br />struct site grading, paving and drainage. <br />8. That the paving sections for the parking <br />and drive areas be designed on the basis of <br />an "R" value test and a Traffic Index to <br />carry the anticipated traffic loads. This <br />design shall be subject to the approval of <br />the Director of Engineering Services. <br />9. That all utilities required to serve <br />the development be installed underground. <br />10. That because the proposed development <br />would increase traffic on Stanley Boulevard <br />and place an additional burden on that street, <br />the developer shall enter into an agreement <br />with the City, satisfactory to the City <br />Attorney, providing for the future dedication <br />of the Stanley Boulevard cul-de-sac. Agree- <br />ment shall be executed prior to issuance of <br />a building permit. <br />11. That the landscaping along Stanley <br />Boulevard be extended to include the planter <br />strip between the curb and sidewalk. <br />12. That any grading or paving necessary to <br />affect drainage of Vervais Avenue across this <br />site be provided. <br />13. That because the proposed development <br />will increase traffic on Stanley Boulevard <br />and places an additional burden on that street <br />which requires the construction of street <br />improvements, the developer shall install <br />full street improvements, including but not <br />limited to, curb, gutter, sidewalk, paving, <br />street lights and underground utilities along <br />the full Stanley Boulevard frontage of the <br />subject site. These improvements shall be <br />designed by a Registered Civil Engineer. <br />-2- <br />
