That the 6 ft. high wooden fences shown on the site plan be constructed in accordance with City Standard Details except that 4" x 4" posts set 3' in the ground in 12" diameter port- holes filled with concrete may be used for all portions of the fences not abutting a public street or park. 5. That this use permit is granted for one year at which time the proponents must re- apply for a new permit if they wish to con- tinue use of the complex. 6. That all trees used in the model home com- plex be a minimum of 15 gallons in size and all shrubs be a minimum of 5 gallons in size. 7. That a burglar alarm system be installed in all model homes; said system to be approved by the police department prior to installation. 8. That no flags, banners, pinwheels, or similar attention drawing devices be utilized in the complex. 9. That the developer post a map in the sales office showing the type of facilities and land uses surrounding the complex. 10. That signs be posted in all model homes advising prospective buyers of those features of the homes which are optional and not inclu as part of the purchase price. 11. That the developer call for final building inspection by the City prior to any of the model homes being closed for sale. 12. That the developer complete the driveways on Lots 62 through 65 prior to final building inspection. 13. That the developer complete full paving improvements on Morganfield Road and Morgan- field Court per approved plans prior to the opening of the sales office.
