PLANNING COMMISSION <br />City of Pleasanton <br />I RESOLUTION N0. 1352 <br />~, A resolution of the Planning Commission of <br />the City of Pleasanton approving UP-75-14. <br />WHEREAS, the application of Morrison Homes for a <br />conditional use permit to allow the estab- <br />lishment of a sales office in a model home <br />complex located on Lots 62-65 Tract 3184, <br />on Morganfield Court; zoning for the property <br />being R-1-6500 (single family) District has <br />come before this Commission; and <br />WHEREAS, the Planning Commission of the City of <br />Pleasanton has held a public hearing on <br />this application and has examined pertinent <br />maps, drawings and documents and has made <br />the following findings: <br />A. That the proposed location of the con- <br />ditional use is in accord with the objectives <br />of this chapter and the purposes of the <br />district in which the site is located. <br />B. That the proposed location of the con- <br />ditional use and the conditions under which <br />it would operated or maintained will not <br />be detrimental to the public health, safety <br />or welfare or materially injurious to the <br />properties or improvements in the vicinity. <br />C. That the proposed conditional use will <br />comply with each of the applicable provisions <br />of this chapter. <br />THEREFORE, BE IT RESOLVED that the Planning Commission of the <br />City of Pleasanton hereby approves UP-75-14 <br />subject to the following conditions: <br />1. That the development be exactly as shown <br />on the site plan and elevations, Exhibits A <br />and B on file with the Planning Department, <br />except that the open wood fence shown along <br />the front property line of the subject pro- <br />perties be no higher than 30 inches and no <br />mounding be constructed at the corner of <br />Kolln Street and Morganfield Court. <br />2. That approval of this use permit does <br />not constitute approval of any signing for <br />the development and that if signing is desired <br />that it be submitted to the City under separate <br />application. <br />3. That the developer post a cash bond <br />or a letter of credit in an amount satisfactory <br />to the chief building inspector to p m vide <br />for the future removal of the meandering <br />sidewalk located in the front setback of <br />the subject properties and for the future <br />removal of the temporary sales office, im- <br />
