condition and that said replacement be approved by the Director of Engineering Services. 4. That the proponent submit a site develop- ment plan to the city for approval and that said plan include all required information to design and construct site paving and drainage. 5. That an encroachment permit for gutter repair be obtained by the proponent prior to construction. 6. That at such time in the future as curb, gutter and sidewalk is reconstructed along the St. John Street frontage of the winery property, in accordance with the agreement for completion of improvement work dated October 20, 1971, that the same type of improvements be constructed across the frontage of the property located at 475 St. John Street and that an agreement for the completion of work on the latter pro- perty be entered into between the city and the proponent. 7. That the street number of the subject property be so installed as to be easily seen from the street at all times day and night. 8. That if signing for the property is desired, the proponent submit a signing program for review under separate application. 9. That a 15 ft. wide public service ease- ment along the westerly property line of this parcel of land located at 475 St. John Street be granted to the city prior to occupancy of the building; this public service easement being needed for future installation of a storm drain outfall line to the Arroyo Del Valle.
