PLANNING COMMISSION <br />Pleasanton, California <br />RESOLUTION NO. 1356 <br />A resolution of the Planning Commission <br />of the City of Pleasanton approving <br />UP-75-17. <br />WHEREAS, the application of Villa Armando Winery <br />for a conditional use permit to operate <br />a restaurant in the C-C (Central Commercial) <br />District with off-street parking not adja- <br />cent to the site at 475 St. John Street <br />has come before this Commission, and <br />WHEREAS, the Planning Commission of the City of <br />Pleasanton has held a public hearing on <br />this application and has reviewed perti- <br />nent maps, drawings and documents and <br />has made the following findings: <br />a. That the proposed location of the <br />conditional use is in accord with the ob- <br />jectives of this chapter and the purposes <br />of this district in which the site is <br />located. <br />b. That the proposed location of the <br />conditional use and the conditions under <br />which it would be operated or maintained <br />will not be detrimental to the public <br />health, safety or welfare or materially <br />injurious to the property or improvements <br />in the vicinity. <br />c. That the proposed conditional use will <br />comply with each of the applicable provi- <br />sions of this chapter. <br />NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of <br />the City of Pleasanton approves UP-75-17 <br />subject to the following conditions: <br />1. That the development be substantially <br />as shown on the site plan, Exhibit A, on <br />file with the Planning Department and that <br />the applicant realize that if in the future <br />he wishes to remodel or enlarge the building <br />or redesign the site lay out, that design <br />review approval will be required prior to <br />such action. <br />2. That the winery parking lot meet all <br />standards and requirements of the city code, <br />and parking sufficient to accommodate both <br />the winery and the restaurant be provided <br />at all times. <br />3. That the approximately 15 ft. of gutter <br />immediately in front of the walkway to 475 <br />St. John Street be replaced at the appli- <br />cant's expense as it is now in hazardous <br />
