5. That the developer replace the existing wharf type fire hydrant in front of the sub- ject property with a Jones J-3760 hydrant per city standards. 6. That the developer submit a building permit survey and a site development plan in accordance with the survey ordinance (Article 3, Chapter 3, Title II of the Ordi- nance Code of the City of Pleasanton) and that these plans be approved by the Director of Engineering Services prior to issuance of a building permit. 7. That the site development plan include all required information to design and con- struct site grading, paving and drainage. 8. That the paving sections for the parking and drive areas be designed on the basis of an "R" value test and a traffic index to carry the anticipated traffic loads. This design shall be subject to the approval of the Director of Engineering Services. The minimum paving section shall be 2 inches A. C. on 5 inches of A. B. The minimum A. C. development slope shall be 1~. 9. That all utilities required to serve this development be installed underground. 10. That the developer's contractor obtain an encroachment permit from the city prior to construction. 11. That the developer install street trees along the frontage of the subject property as required by city ordinance. 12. That the emergency phone number of the Fire Department be posted near all tele- phones on the site.
