5. That the developer replace the existing <br />wharf type fire hydrant in front of the sub- <br />ject property with a Jones J-3760 hydrant <br />per city standards. <br />6. That the developer submit a building <br />permit survey and a site development plan <br />in accordance with the survey ordinance <br />(Article 3, Chapter 3, Title II of the Ordi- <br />nance Code of the City of Pleasanton) and <br />that these plans be approved by the Director <br />of Engineering Services prior to issuance <br />of a building permit. <br />7. That the site development plan include <br />all required information to design and con- <br />struct site grading, paving and drainage. <br />8. That the paving sections for the parking <br />and drive areas be designed on the basis of <br />an "R" value test and a traffic index to <br />carry the anticipated traffic loads. This <br />design shall be subject to the approval of <br />the Director of Engineering Services. The <br />minimum paving section shall be 2 inches <br />A. C. on 5 inches of A. B. The minimum <br />A. C. development slope shall be 1~. <br />9. That all utilities required to serve <br />this development be installed underground. <br />10. That the developer's contractor obtain <br />an encroachment permit from the city prior <br />to construction. <br />11. That the developer install street trees <br />along the frontage of the subject property <br />as required by city ordinance. <br />12.
