5. That the developer post a cash bond or <br />a letter of credit in an amount satisfactory <br />to the Chief Building Inspector to provide <br />for the future removal of the concrete side- <br />walk located in the front setback of the two <br />models and for the future removal of the <br />temporary sales office and conversion of the <br />sales office back to a garage, and that the <br />sales office be converted back to a garage <br />prior to final building inspection. <br />6. That a six ft. high wooden fence shown <br />on the site plan be constructed in accordance <br />with City Standard Details, except that 4"x4" <br />posts set 3' into the ground in 12" diameter <br />portholes filled with concrete may be used <br />for all portions of the fence not abutting <br />a public street or park (that is, along the <br />western and northern property lines). <br />7. That this use permit is granted for one <br />year, at which time the proponents must re- <br />apply for a new permit if they wish to con- <br />tinue use of the complex. <br />8. That a burglar alarm system be installed <br />in all models, said system to be approved by <br />the Police Department prior to installation. <br />9. That exterior lighting be provided on <br />the site, the number and location of such <br />lights to be approved by the Police Departmen <br />prior to installation. <br />10. That no flags, banners, pinwheels or <br />similar attention-drawing devices be utilized <br />in the complex. <br />11. That the developer post a map in the <br />sales office, showing the type of facilities <br />and land uses surrounding the subdivision. <br />12. That signs be posted in all model homes <br />advising prospective buyers of those features <br />of the homes which are optional and not in- <br />cluded as part of the purchase price. <br />13. That the developer call for final build- <br />ing inspection by the City prior to any of <br />the model homes being closed for sale. <br />14. That the metal fence shown in the front <br />setback of the site be no higher than 30". <br />15. That the developer install street trees <br />in accordance with City Standards prior to <br />-2- <br />
