5. That the developer post a cash bond or a letter of credit in an amount satisfactory to the Chief Building Inspector to provide for the future removal of the concrete side- walk located in the front setback of the two models and for the future removal of the temporary sales office and conversion of the sales office back to a garage, and that the sales office be converted back to a garage prior to final building inspection. 6. That a six ft. high wooden fence shown on the site plan be constructed in accordance with City Standard Details, except that 4"x4" posts set 3' into the ground in 12" diameter portholes filled with concrete may be used for all portions of the fence not abutting a public street or park (that is, along the western and northern property lines). 7. That this use permit is granted for one year, at which time the proponents must re- apply for a new permit if they wish to con- tinue use of the complex. 8. That a burglar alarm system be installed in all models, said system to be approved by the Police Department prior to installation. 9. That exterior lighting be provided on the site, the number and location of such lights to be approved by the Police Departmen prior to installation. 10. That no flags, banners, pinwheels or similar attention-drawing devices be utilized in the complex. 11. That the developer post a map in the sales office, showing the type of facilities and land uses surrounding the subdivision. 12. That signs be posted in all model homes advising prospective buyers of those features of the homes which are optional and not in- cluded as part of the purchase price. 13. That the developer call for final build- ing inspection by the City prior to any of the model homes being closed for sale. 14. That the metal fence shown in the front setback of the site be no higher than 30". 15. That the developer install street trees in accordance with City Standards prior to -2-
