PLANNING COMMISSION <br />City of Pleasanton <br />RESOLUTION NO. 1368 <br />A resolution of the Planning Commission of <br />the City of Pleasanton approving UP-75-25. <br />WHEREAS, the application of Standard Pacific <br />Corporation-Northern California for a con- <br />ditional use permit to allow the establish- <br />ment of a sales office in a model home <br />complex at 5611 and 5625 Hansen Drive; zoning <br />for the property being R-1-6500 (Medium <br />Density Single Family Residential) District <br />has come before this Commission; and <br />WHEREAS, the Planning Commission of the City of <br />Pleasanton has held a public hearing on <br />this application and has examined pertinent <br />maps, drawings and documents and has made <br />the following findings: <br />A. That the proposed location of the con- <br />ditional use is in accord with the objectives <br />of this chapter and purposes of the district <br />in which this site is located. <br />B. That the proposed location of the con- <br />ditional use and the conditions under which <br />it would be operated or maintained will not <br />be detrimental to the public health, safety <br />or welfare, or materially injurious to pro- <br />perties or improvements in the vicinity. <br />C. That the proposed conditional use will <br />comply with each of the applicable provisions <br />of this chapter. <br />NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of <br />the City of Pleasanton does hereby approve <br />UP-75-25, subject to the following conditions: <br />1. That the development be substantially <br />as shown on the site plan, Exhibit A, on file <br />with the Planning Department. <br />2. That all trees used in landscaping be a <br />minimum of 15 gallon in size and all shrubs <br />a minimum of 5 gallons. <br />3. That a home be constructed on Lot 3 of <br />Tract 3092 (immediately west of the model <br />home complex) within one year after the <br />granting of this conditional use permit. <br />4. That approval of this use permit does <br />not constitute approval of any signing for <br />the development and that if signing is de- <br />sired, that it be submitted to the City under <br />separate application. <br />
